- Buttermilk: This will give the pancakes a great texture! You can use regular milk if you don’t have any but they won’t be as thick and fluffy! Scroll down for notes on how to make your own buttermilk at home!
- Large eggs: These will give the pancakes their structure and even moisture throughout. Make sure they are room temperature before using!
- Key limes: Using fresh key limes is a must for this recipe! The concentrate will make these pancakes too bitter. You can use fresh lime juice if you can’t find key limes at your grocery store, but note that the overall flavor will be more tart!
- Melted butter: This adds fat to keep the pancakes moist and rich!
- Granulated sugar: To balance the tartness from the key limes. You can put less if needed!
- Baking powder and salt: To help the pancakes rise and to balance the sweetness

- Preheat griddle or non-stick frying pan to medium-low heat:
- Preheat your pan before making your pancake batter. I like to use butter to grease the pan when I make pancakes.
- Make your pancake batter:
- In a large bowl, whisk together the eggs, buttermilk, melted butter, key lime juice and key lime zest, and vanilla until smooth. Add in your dry ingredients next (flour, baking powder, and salt) and mix until just combined. Do not over mix!! You want the batter to be lumpy, this will create fluffy pancakes! Let the batter sit for 5 minutes for maximum fluffiness!
- Prepare the key lime syrup:
- In a medium bowl, whisk together your sweetened condensed milk and key lime juice. If you want the syrup to be more runny, you can add extra juice!
- Cook the pancakes:
- Ladle some of the pancake batter on your greased pan and cook for 3-4 minutes or until you see bubbles on top. When you flip, the pancake should be a dark golden brown color. Cook for another 2-3 minutes on the other side.
